Commercial Lead | Major Residential & Co-Living Schemes | London A well-established main contractor with a strong London pipeline is looking to appoint either a strong Intermediate QS ready to step up, or an experienced Senior QS, to support delivery across major residential and mixed-use developments. This is not small housing. These are multi-storey, RC frame schemes ranging from £35m to £150m+. The Role • Commercial management of large residential / co-living / student accommodation packages • Subcontractor procurement, tender analysis and package buyout • CVRs, cost reporting and forecasting • Variations management upstream and downstream • Working closely with the Project Manager and delivery team on site • Taking packages from procurement through to final account This is hands-on commercial delivery on live London schemes. Current / Recent Schemes Include: 326-unit residential conversion – £84m • 692 homes phased estate regeneration – £93m • 407 flats + employment unit – £109m • 321 co-living units + cultural/retail space – £60m • 662 student rooms + commercial– £70m • 147,000 sq ft student-led mixed-use scheme – £147m RC frame, phased programmes, mixed-use elements, infrastructure interfaces. What they’re looking for • Main contractor background • Experience on multi-unit residential schemes (RC frame preferred) • Comfortable running packages independently • Strong CVR and subcontractor management capability • Site-based mindset — proactive and commercially assertive • Someone who prefers real responsibility over heavy corporate layering Clear progression available depending on level - whether stepping into Senior territory or already operating there.
