Senior Development Manager Location: Cornwall Salary: £69,000 & Package Benefits: Car allowance, 27 days’ holiday + bank holidays, pension, healthcare and more We’re looking for an experienced and commercially minded Senior Development Manager to join a growing Pre-Construction team and play a key role in identifying, securing, and progressing residential development opportunities across the South West. Key Responsibilities: * Identify, assess and progress land, development and new business opportunities * Develop and implement land, pipeline and planning strategies * Lead feasibility, due diligence, viability and development appraisals * Assess planning, technical, legal, environmental, market, programme and commercial risks. * Lead and negotiate land acquisitions * Manage residential schemes through the planning and pre-construction lifecycle, coordinating consultants and internal teams. * Prepare, submit and progress planning applications, including consultation responses, planning conditions, obligations and appeals where required. * Monitor development pipelines, programmes, budgets, appraisals, risks * Prepare clear appraisals, reports and recommendations for senior management and Board-level decision making. About You * Degree or equivalent level 6 qualification in any discipline – planning, construction or development related discipline is preferred. * Experienced residential development professional * Detailed knowledge of residential development, land acquisition, planning, financial appraisal, and funding. * Strong understanding of sales, marketing, new-build construction and development costs.
