Property Services Manager 📍 South London 💰 £65,000 – £70,000 🏠 Property Services / Asset Management Hyperion Partners are working with a South London housing provider to appoint an experienced Property Services Manager to take operational leadership of a broad property services function. This is a significant management position, reporting directly into the Head of Asset, with responsibility for a multidisciplinary team covering responsive repairs, technical surveying, damp & mould, repairs coordination and resident contact services. The Role You’ll take ownership of the day-to-day performance of Property Services, bringing together several key workstreams including: * Responsive repairs & maintenance * Damp & mould * Voids and property condition * Technical surveying * M&E and associated property services * Contractor performance * Building safety and compliance-related remedial works * Resident contact and escalations * Property-related complaints A major part of the role will be ensuring these services operate as one joined-up function – improving performance, strengthening accountability and ultimately delivering a better service to residents. You’ll monitor KPIs and operational performance, challenge contractor underperformance, manage complex property issues and use data to identify where services need to improve. Who We're Looking For We’re particularly interested in speaking with experienced Property Services, Repairs Managers, Maintenance Managers , Technical Services Manager who have operated within social housing and can demonstrate: * Strong operational leadership across responsive repairs and compliance * Experience managing multidisciplinary teams * Strong knowledge of damp & mould and housing condition risks * Understanding of Awaab’s Law, HHSRS and housing compliance * Experience managing contractors, KPIs, WIP and service performance * Knowledge of voids, M&E and building safety * Experience dealing with complex repairs and resident escalations * Commercial awareness, budget management and value for money * A track record of improving underperforming services * Strong people leadership and the ability to create accountability This role will suit someone who enjoys being close to the operation. You’ll need to be comfortable getting into the detail, identifying where things aren't working and putting the structure and accountability in place to improve them
